Building Code Conformance

Built to State enforced Codes including B.O.C.A.,C.A.B.O.,I.O.T.F.D.C.,IRC,IBC, National Electric Code; VA-FHA-FMHA; State Approved Third Party Inspections. 

Floor System:

  • Floor joists are 2"x 10" SPF 16" on center w/ solid block bridging..
  • Front and rear peimeters are double 2"x 10" framing
  • The floor framing of each module includes double 2 x 10's with 2 laminate layers at the mating area.
  • 3/4 Tongue and groove plywood floor decking is glued and nailed.

 Wall System:

  • Air Infiltration building wrap on all exterior walls.
  • Exterior wall constrcution 2"x 6", 16" on center with R-19 insulation.
  • Interior partitions(except mating walls) are 2 x 4 studs, 16" on center.
  • Mating wall construction is double 2 x 3, 16" on center.
  • Exterior wall sheathing is 1/2" plywood.
  • Mating walls are fully sheathed with insulative sheathing.
  • All interior walls are 1/2" drywall, smooth finished and prime painted.
  • All interior ceilings are 5/8" drywall, smooth finished and prime painted.

Roof System & Ceiling

  • Ceiling heights are full 96". Ceilings are smooth finish throughout.
  • Ceiling insulation is R-38 (12").
  • Roof sheathing is 1/2" plywood.
  • Roof shingles are 30 year fiberglass and are installed over #15 felt paper.
  • Ice and water shield (54") wide.
  • Fasia and drip edge are white aluminium.
  • All eaves white vented soffits.
  • Roof pitch is 7/12, truss framed at 16" on center.
  • Cape Cod roof pitch is 12/12. truss framed at 16" on center.
  • Gable end overhangs and shingle over ridge vent are standard
  • Fasia boards are 2" x 6"
  • 5/8" drywall ceilings, smooth finish, painted with PRIMER sprayed and backrolled.
  • Basement insultation in ceiling R-19. Installed on site by Builder.

Floor Coverings:

  • 25oz Carpet with 6 lb. carpet pad throughout the home except vinyl areas, vinyl floors in kitchen, baths, installed over 1/4 underlayment.
  • Carpet for stairs on two story models is shipped loose.

Kitchen:

  • Merillat, Springvalley oak recessed square panel cabinetry (Cider Finish)
  • 36" Refrigerator overhead cabinet (Plan Permitting).
  • Crown Molding installed over cabinets
  • A drawer base cabinet.
  • Recessed light over kitchen sink.
  • (4) 6" Recessed lights.
  • Extra deep, Double-bowl stainless steel sink.
  • Moen "Camerist" Singe lever faucet with spray.
  • Square-edge countertops with integral backsplash
  • A lighted range hood with 2-speed vent fan
  • Electric range receptacle
  • Most kitchens include a base lazy susan and corner wall cabinet ( refer to floorplan).
  • All appliances are optional.

Baths:

  • Recessed oval medicine chest(s) with matching sconce light.
  • Mirror and sconce light in 1/2 bath.)
  • One piece fiberglass tub/shower unit(s).
  • Cultured marble vanity tops with intergral backsplash. (White & Linen).
  • Merillat "Springvalley Oak" tall vanity  with a recessed square panel ( Cider Finish).
  • Ceiling mount vent and light combination with individual switches. 
  • Three fixture color choices
  • Moen, single lever lav faucet(s) and antiscald showe mixing valve(s)
  • 1.6 gal. china toilet (s).
  • Moen "Mason" chrome bath accessories..

Interior:

  •   Kitchen, Dining Area and Bath(s) feature Congoleum, no-wax vinyl floor covering.
  • FHA Approved, stain-resistant, plush carpet and padding is installed throughtout the balance of the home.
  • Dining Room includes carpet and pad.
  • Closets fully trimmed.]
  • Closet shelves are ventilated wire style.  -One shelf in each guest and wardrobe closet; -Four shelves in iinen and pantry closets; One shelf in broom closets.
  • Brush chrome locksets are installed on all swing doors. Privacy locks are standard at bathroom and bedroom doors.
  • Each home includes an interior lighting package which features a dining room chandlier.
  • Interior doors are white painted, 6-panel smooth finish with 3 hinges and white trim.
  • Door, window, and base moldings are full profile, colonial style.
  • Electric front door chime is included.

Exterior:

  • Light fixtures at entry doors.
  • Windows are vinyl. double-hung, Low-E glass with tilt-clean feature and screens.
  • The front door is a six-panel fiberglass embossed colonial door. The rear door is a fiberglass colonial 9-lite style door. Both are insulated.
  • Sliding patio doors are 6' minimum and feature insulated glass.
  • Vinyl siding is Certainteed (Main Street), 4/4 profile.
  • Louver style shutters are included on the front elevations.

 Plumbing:

  • Water supply lines  -Pex Fresh Water supply lines
  • Factory installed shut-off values are included below each sink and toilet supply.
  • Drain, waste and vent pipe - PVC plastic, schedule 40.
  • Shower mixing valves are Anti-scald.
  • Consult brochure (s) for other standard features and/or options as per model.

Electrical:

  • 200 amp box with 40 breakers for supplied circuits dropped below floor into the basement.
  • Electric range circuit with 220-volt receptacle.
  • AC/DC Smoke detector per National Electrcial Code.
  • GFI protected exterior receptacles. (1) located on the front and (1) located in the rear per National Electrical Code.
  • Exterior light at all exterior doors shipped loose and installed by the builder.
  • Lighting - pre-selected fixtures (options available by request).
  • TV jack in living room and master bedroom
  • Telephone jack in kitchen and master bedroom.
  • Homes feature baseboard electric heat with individual wall-mounted theromstats.

 

The above Specifications are what we recommend. However, it can be changed to a higher specification or to a lower one to save on costs without sacrificing structural integrity.
