Speed:
- A home is delivered in 6 to 8 weeks once it is ordered.
- An average size home is really to move into in a month. We can do this because your home arrives from the factory 85% complete. Also, Sun Building Systems has their own Set Crew which buttons up the home on-site and makes it weather tight. We begin the completion process right away.
Superior Construction:
- Up to 33% more wood is used in construction compared to stick built homes.
- Exceeds all national and local building codes (see Construction Spec Section) i.e all homes are built 2"x 6", 16" on center, all plywood construction, ice and water shield on the roof, 25 year architectural shinges, heavy gauge siding of ,040 thickness et al.
- All homes are built within a factory which is climate controlled. As a result materials are never exposed to adverse weather conditions which can cause warping, wear, and other damage.
- Framing of floors, walls, and roof assemblies are done with precision instruments and steel fixtures in a factory.
- Factory-square panels assure plumb walls with windows and doors that fit and open precisely.
- After each phase of construction, the home must pass the manufacturer's quality controls and before the home is shipped it must pass state inspections.
- Only quality suppliers are used: Owens Corning Shingles, Moen Faucets, Armstrong Flooring, Therma-Tru Exterior Doors, Schlage locks & door handles, American Standard toilets, Aristokraft Kitchen Cabinetry, Maax Aker baths, showers and whirlpool baths, Wilsonart Formica or Corian countertops (upgrade), Keystone Komfront or Anderson Windows (upgrade), Thomas Lighting, Crane Performance Siding of .040 thickness with 1/2" profile edge, Shaws carpeting et al.
Cost Savings:
- Because manufacturers buy in very large quantities at one time, this cost savings is passed onto the buyer.
- Building costs for you are predetermined so that you do not have to worry about cost overruns that are typical for stick building, which can run from 10% to 20% of the total cost of building according to national statistics for stick building.
- Fewer interest loan payments for the customer because of faster construction
Protection From Hurricanes, Earthquakes & Snow Loads:
- Modular homes unlike stick built homes, must withstand being transported over the road at 60 mph and being lifted by a crane. As a result, bearing walls are built with double or triple headers. Dry walls and sheathing are both glued and screwed to the framing creating a structural diaphragm, which give the building long-term stability.
- Fema, the Federal Management Agency, confirmed that modular homes could withstand the hurricane winds of 133 to 155 mph winds of a category 4 storm with only minimal structural damage. As a result, they said "they performed much better than conventional residential framing." Fema publication # FIA-22, item 3180.
- Also, modular homes are reported to have stood a 5.1 earthquake.
Superior Energy Efficiency & Longterm Savings
- Sun Homes regularly get the highest energy rating from utility companies because modular homes are already tightly constructed and more energy efficient compared to conventional stick built homes.
- You can increase the energy rating further by upgrading the ceiling insulation from an R value of 30 to R-38 including the attic, hatch or pull down stairs., a exterior wall insulation value of R-19 to R-21, perimeter band insulation from R-30 to R-38, basement stair well insulation from R-30 to R-38 and window U value to .35 and SHGC to .40 by ordering Anderson Low-E windows. Also, ducts can be insulated too. These values meet the Energy Star ratings for MA.
- Also, on-site, we seal all air penetrations in basement plumbing, bulkhead, kneewalls, sill plates, basement door, HVAC, ducts and electrical penetrations
- And, then you can use energy efficiency rated equipment for cooling, heating and hot water.
- Use vented range hood on gas stoves
- Air filtration maybe economically added in the bathrooms by adding an appropriately rated bathroom fan to a variable timer.
